LOCATION AND DEVELOPMENT ENVIRONS

The idea is to plan for a LOW DENSITY residential community on a 75 acres piece of land. The 75 acres constitute of 2 lots MN / III / 11875 and MN / III / 853, 25 acres and 50 acres respectively. The plan is to sell a vision lifestyle to allow for the residents to own half and quarter acre subdivided lots at a premium value. .

SITE APPRAISAL

The site within the 75 acres is a greenfield and is formed to be undulating. Existing contours depict a sluggish pattern representing a plateau nature of the site. The existing contours denotes the land to be flatish with a difference between the highest and lowest contours at an estimated difference of 10m in level [to be confirmed by the topographical map]. The shape of the site is set to encourage optimisation in land use, as it is almost rectangular in shape. It shares a long frontage, where the main access road stretches to almost a kilometer in length. The urban morphology indicates an orthogonal form of movement on site, according to the neighbourhood voids and blocks, and together with the circulation paths.

PLOTS SIZES AND NUMBERS

The final vision for the master plan is to have a residential center interwoven with greenery as it exists. The residenial scheme seeks to create a node of premium living that will not only serve the Kiruwitu Development but the upcoming Vipingo residence fraternity.
A green network runs from a high point of western site to the east down through the middle of the site. This is the true heart of the development. A series of two major green spaces creates opportunities for passive and active recreation. This is the true heart of the development. To the west as per the concept planning mostly quarter acres while the easter towards the ocean side having half acre lots.
There is provision for a club house and a nursery|kindergarten school, as an important node, serving within a shared common ground with the community and extensive green network at large.
